Before signing the lease, we always recommend you read it thoroughly.  Here is a sample copy of the lease we use:

Q: What does it take to qualify?
A:  Our selection criteria is similar to most residences out here in Colorado.  Your gross income (combined if applying with a roommate) needs to be greater than three times the monthly rent amount.  For example, if rent is $1000/month, you need to make $3000/month in income.  We also will pull your credit.  While we don't have a magic number, a good guideline is about 600.  The reason we don't use a hard and fast number for selection, is we look at reasons behind the number.  If there are collections on your account or excessive late payments, those will weigh more negatively.  Finally, we run a background check as well.  We do not accept felons where the felony was a conviction based on a crime against another person or property.  Furthermore, we do not accept applicants who are currently on parole or have any current interaction with law enforcement in a parole or check-in basis.

Q: Do you accept co-signers?

A:  If you do not qualify on your own based on either income shortage or credit "risk," we do not automatically decline your application.  Instead, you may receive a "conditional acceptance."  That condition typically is one of two things - either providing an additional month of security deposit OR a qualified co-signer that is willing to guarantee the financial obligations on your lease.  Here is the Guarantor Addendum we use for that:

Q: How much is the security deposit?
A:  Security deposit is equal to roughly the amount of one month's rent for qualified applicants.  Additional deposit may be required to offset credit or income risks.  There is an additional $250 deposit required if renting a furnished apartment.

Q: Do you allow pets?
A: Yes.  We allow well-behaved dogs and cats.  They must be current on all shots and be well cared for.

Q: Are there any additional fees associated with having pets?
A: Yes.  There is a one-time $250 fee and a nominal $30/month pet rent.  There is no additional deposit at this time.

Q: How much are utilities and what is included?
A: At all of our apartment complexes, you are billed a flat fee for utilities, anywhere from $35-$140/month depending on the building, square footage, inclusions and number of occupants.  This flat fee typically includes all utilities (gas, water, trash, sewer, etc) except for electricity which is billed separately and individually metered.  While this flat fee is lower than the actual cost of utilities, your monthly flat fee will not go over the stated amount and will not change during your lease period.  Some apartments also have cable included in the utilities.  The Bradford & 664 Washington St both have electricity included in the flat fee.

Q: Is Internet provided?
A: Yes, at most places.  Your apartment comes with wireless Internet included as a complimentary feature (except 664 Washington St).  Please note that speeds may vary and you are always welcome to pay for your own dedicated service if you want fast, reliable service directly with the service provider (Xfinity being our recommendation).

Q: Do we recycle?
A: Yes!  We have co-mingle recycling including paper, plastic, metals, cardboards, etc.

Q: Are there dishwashers?
A: Cherry Street - YES
A: Logan Park - NO
A: Bradford - MOST
A: Washington - YES

Q: Is parking included?
